Yorktown Planning Board okays Lake Osceola project; 02/25/13

1. Lake Osceola Realty
The Board voted 5-0 to approve the site plan, wetlands permit and stormwater permit for the planned office building off Hill Blvd to be used by the Mt. Kisco Medical Group.

2. Bernstein house /proposed sign
For safety reasons, Mr. Franzoso agreed to relocate the proposed sign out of the Route 132 right-of-way and closer to the house.

3. Zoning change to permit raising fowl in residential districts
The Board will recommend to the Town Board a different approach to allowing the raising of chickens in residential zones. In general, Board members didn’t want to permit chickens on smaller lots.

4. Faith Bible Church
The Board postponed a full discussion of the traffic impact of the proposed church expansion pending receipt of a report from its traffic consultant. In the meantime, the church is seeking out additional off-site parking spaces.

5. Fieldstone Manor (Strawberry Road)
In order to make the project economically viable, the applicant would like the Town to consider allowing the existing stone mansion to be subdivided into at least five units instead of the original two that were proposed. For this to happen, the Town Board would have to either rezone a portion of the site to two family uaw from the current half acre zoning, or increase the permitted number of units on the entire site to 19 instead of the originally approved 16 units.

6. Staples Self Storage
The Board expressed concern about the lack of maintenance on the site. Before approving a buffering plan comprised of new fencing, trees and shrubs, it will conduct a site visit on March 23.

7. Trump Park
In lieu of demolishing the temporary sales building (which is no longer used), a requirement of the 2003 site plan approval and signed conservation and recreations easements, the owner would like to modify both easement agreements and donate the 6,000 square foot building to the Town for use as a senior center or some other community use.
